We visit and laser-measure the property: room dimensions, ceiling heights, window positions, levels, drainage, boundaries and anything on neighbouring properties that will affect the design. Everything we draw is based on this, not on your existing plans.

We prepare any statements the borough requires, complete the forms and ownership certificates, check everything against the local validation list, submit through the Planning Portal and pay the fee on your behalf. Then we handle the case officer, the neighbour consultation and any amendments needed to secure approval.

Construction drawings, a written specification, structural coordination and thermal calculations, submitted to your building control body. This is the set your builder prices and works from, and it is where a well-detailed job saves money on site.

Optional, and worth it on larger jobs. We put the package out to three or four contractors so you can compare like for like, review the returns with you, then inspect at key stages, answer builder queries, value the work and sign off at practical completion.

Why we can turn drawings round in days
Because the survey is done properly, the drawing standards are set, and the team is big enough that your job does not sit in a queue behind someone else's.
A standard loft or single-storey extension goes from survey to a complete existing-and-proposed set in 24 to 48 hours. Wrap-arounds, two-storey work, flat conversions and commercial layouts take up to 72 hours. Large residential and high-rise schemes are programmed separately — we will tell you the real date at the fee stage rather than promise something that cannot be met.
What we will not do is rush a survey. Getting the existing building wrong is the most expensive mistake in this business, and it always surfaces on site when it is too late to fix cheaply.

Fees
How we charge
Householder work — lofts, extensions, garage conversions — is quoted as a fixed fee, stage by stage, so you can stop after planning if you want to. You will know the number before you commit.
Residential development, commercial and high-rise work is quoted either as a fixed fee against a defined scope or as a percentage of construction cost, depending on how well defined the brief is at the outset.
Costs that are not ours
- The council's planning application fee
- Building control fees
- Structural engineer's calculations
- Topographical, drainage or asbestos surveys where needed
- Party wall surveyor's fees and award
- Specialist reports on a borough's validation list — daylight, arboricultural, transport, flood risk, ecology, noise
- Community Infrastructure Levy, where payable
